Rental Info

The following is a list of must-do’s for Landlords:

  • Give your Tenant(s) instructions on the proper use of the facilities.

  • Inform your Tenant(s) that their neighbor’s rights to privacy and peace of mind are to be respected at all times.

  • Stress upon your Tenant(s) that living in a Condominium Community is very different from living in a Rental Apartment Community and that their responsibilities are the same as the Owners; they are obligated to adhere to the Community Rules and Regulations.

  • You must review this information before a lease is signed.

In the event the Tenant’s behavior becomes a problem, Management, on behalf of the association will issue violation letters to the Landlord. The Landlord is expected to intervene on behalf of the Association to have the Tenant(s) immediately cease any improper or inappropriate behavior.  If the problems persist the Landlord is expected to remove the Tenant(s) from Our Community.  If the Landlord fails to act the issue will be referred to the Council and/or the Association’s Attorney will initiate court proceedings. All attorney fees, court costs, and collection fees will be charged to the owner’s account as well as any fines assessed.


∴ New Rentals —
Under a 2018 amendment, the Council has placed a restriction on permitting any new rental units in the community. This is true for new both homeowners who purchase the unit with the idea to rent or current owners who would like to begin renting. This restriction will remain in place until the total number of rentals drops to 35 – with no more than 5 rental units in each building. Need to know more? Read the entire Amendment. Violations of this rule will be assessed a $1,500 fee per month for non-compliance.

Renting your condo or townhouse?  Please be sure to read and follow all of the Bylaws & Community Rules associated with rental property and use the following documents when placing a new tenant or updating your resident’s info with the office.

Don’t forget that LGCA needs to have the most recent contact information, lease, and addendum on file! Violations of this rule will be assessed a $1,500 fee per month for non-compliance. For safety reasons as well as good housekeeping, we need to know who’s in your unit but it is still the owner’s responsibility to alert residents as to upcoming changes, public safety info, and updates, as well as pass on any community-related news as the office’s first priority is to communicate with Owners.

Please use this form to let us know each time you have a change in tenancy and encourage your tenants to get to know our community, office staff, and neighbors!

If we don’t have this info on file within 15 days of the tenant(s) moving in, the Association has the right to levy a $50/week fine until it’s received. But, we’d much rather have your help and info than your $50, so get your documents in as soon as you can once you’ve selected your tenant!
