Insurance Information

The Master Association Policy purchased by the LGCA Council insures all portions of the property that contribute to the support of the building, including main bearing walls, but excludes painting, wallpapering, decorating, or other work on the interior surface of walls, ceilings, and floors within each unit. If you have specific questions concerning our Master Association Policy or need a certificate of insurance for your mortgage lender, please feel free to call an agent at New Castle Insurance at (302) 328-6111 (fax your request to (302) 322-3124) or email an agent at [email protected]

Homeowner's InsuranceIf your mortgage company has requested an update, you are changing insurance carriers or applying for a home equity line or loan, you might be asked to provide the square footage of your unit. Please see the linked property chart, designated by unit type/address, and forward this info to your bank.

To work hand-in-hand with our Master Association Policy, owners are responsible for maintaining the interior of the unit and insure their home under their homeowners’ (HO6) policy. Also, each unit owner is responsible for insuring his or her own personal property. A few examples are electronics, furniture, clothing, jewelry, etc. In addition, each unit owner is required to carry his or her own personal liability policy. All of these coverages are usually included in your homeowner’s policy.

Unit Owners are held responsible for any damages caused to the common areas or main bearing walls by actions committed by themselves, residents, visitors, contractors, guests, or pets associated with the unit.

If you rent one of the units in Linden Green, we strongly recommend that you obtain “renter’s insurance” so that your personal property will be as protected as our buildings and the owners unit.
